Important Information

Check-in and Check-out Procedures

  • Check-in is after 4pm. Check-out is by 10am.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

  • Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. These areas are for member use only.
  • Owners use security cameras to monitor the exterior of the home, covering the driveway and under the deck.

Policies and Rules

  • This property is not pet friendly. If a pet is discovered in the home, it will be considered a material breach of contract and the tenant will be subject to expedited eviction without refund. Tenant will be charged a $500.00 pet fee and held responsible for additional necessary cleaning and flea treatment charges, any lost income while home is being cleaned, and any additional expenses of restoring the property to satisfactory condition, as determined by BRMR. If upon check-out inspection it is discovered that a pet has been in the home, all same charges will apply.
  • No smoking inside the home. No trace of smoking left outside the home.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • Minimum age to reserve: 25 years. This person must sign the agreement and be present during the stay.
  • Children allowed.
  • No events allowed.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.

Fees and Payments

  • All stays at Eagles Nest homes have an additional amenity fee to maintain facilities and features in the development.
  • Eagles Nest Winery day passes are available onsite for $25.00 each. Hours: Thursday & Friday 4pm-10pm, Saturday & Sunday 1pm-7pm. All visitors at the winery must be 16 years or older.
  • The summer concerts are open to all guests; there is an admission fee for each person and a cash bar for food and drinks.
  • Firewood may be purchased at the time of booking or by calling with a week's notice. Two wrapped, kiln-dried bundles and a firestarter for $25 plus tax.

Cancellation Policy

  • Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.

Parking and Vehicle Information

  • 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during winter should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
  • Guests are not allowed to bring their own ATVs. For information about ATV rentals please visit: Off Road Adventures website.

Utilities and Amenities Access

  • Free parking is available.
  • All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
  • All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. Hair dryers are provided. Towels and linens will be provided.
  • Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.).

    • Great Camp: BBQ Pavilion, Amphitheater (location of summer concerts from May to the end of November), The Great Lawn, Playground, Hiking Trails, Ropes Course and Climbing Tower (seasonal), Mini-Golf Course

  • Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
